Selling your house in Sacramento or Placer County?
There are many agents out there that would be glad to help you sell your home so the question comes down to: Why would I let you sell my home?
Number 1: You need someone that has the required credentials in order to do the best possible job for you. I hold a Real Estate Broker's license.
Approximately 85% to 90% of all the agents out there looking for your business hold an Agent's license. What is the difference between a Broker and an Agent? Experience, education and commitment to the business. The State of California requires that a candidate to obtain a Broker's license must posses a minimum of 2 years experience as a "Full-Time agent". In addition, the education requirements to hold a Broker's license are far more numerous than those required to obtain the agent's license. As a real estate professional, only those committed enough to the business pursue the Broker's license. Why? Besides the experience and education requirements explained before, the test to obtain a Broker's license is one of the more difficult given by the State of California. A lot of real estate professionals are either not qualified, intimidated or not motivated enough to upgrade their qualifications and become a broker.

Number 2: You need someone that has experience selling homes in this market. Anyone that is either new or has not been active in the business for the last few years, is ill-prepared to deal with the many changes that we have seen in our market. I have a long history of working with sellers in this market. I have dealt with numerous short sales and I have even sold bank-owned properties.
Number 3: Unlike some agents that will do the very least amount of work possible to sell your home, i.e., put a sign in the front of your house, take 1 or 2 pictures, write very short comments about the advantages of buying your home, etc. I go above and beyond and take and publish a large number of pictures showing your home in the best possible light to motivated buyers and take the time to "paint a picture" of the reasons why your home will be right for any prospective buyers. Look at other agents' current listings before signing on the dotted line. If you see no pictures or 1, 2 or 3 pictures, your prospective agent is not working hard enough for their current clients. What makes you think it will be different with you?
Number 4: You need someone that is tech savvy and makes extensive use of technology. Buyers are looking at homes on the internet way before they become serious about buying a home. Your home should be listed in the local Multiple Listing Service but should also be featured in numerous websites that have a high traffic of buyers. Most agents don't know how to do that.
Selling your home in this market is a very daunting proposition and not having the right agent will make the process tougher than it needs to be.
